Moving Walls?
Let’s use some imagination!
Let’s use some imagination!
Richard has a new listing in the Stone Canyon gated community high in the hills of San Marcos. We’ve contemplated just being one-story specialists, but there aren’t enough of them coming up for sale!
We also have it as a Coming Soon listing on Zillow.

Even though I’m not a big fan of the practice, I like to try things out at least once a year to see if I can learn anything new.
One of the problems with the Coming Soon listings is that agents don’t have a game plan once the listing hits the internet.
Are they willing to show it prior to MLS input?
Are they willing to sell it prior to MLS input?
Apparently these questions don’t occur to many of the agents employing the Coming Soon strategy, because when I call on them, rarely do they have an answer. They just hope a buyer calls and they can round-trip the deal. The seller deserves better! (we are happy to show while the seller puts the finishing touches on the house)

We had a big turnout today at the open house!
We have an accepted offer on Glenmont in Solana Beach!
Our goal is 50 listings this year, and here’s our third – Richard’s investor special, a fourplex in Lakeside for only $450,000 (the least-expensive 4-plex for sale in the entire county!):
Richard Morgan is a vital part of Klinge Realty, and has been since 2009. He is featured in the December edition of Executive Agent Magazine:
****************
We have been in the midst of a terrible tragedy over the last few weeks.
The unexpected tragedies are the worst, and when they happen to the nicest people who are committed to doing the right things, then it is even more devastating.
Richard Morgan (my valued friend and fellow realtor at Klinge Realty for the last five years), and his wife Anneliese, have devoted their lives to raising their 21-year old son Zake Morgan the right way, and it showed.
It is very sad to report that unfortunately a few weeks ago, while enjoying his junior year of college in South America, Zake passed away while swimming in the hostel’s pool with friends.
Over 200 people attended Zake’s Celebration of Life yesterday, and half of them were those who knew Zake from school. Kid after kid spoke about the warmth and depth of the friendship they had with Zake – he was beloved.
He had a great outlook on life, and everyone loved him – check out the comments and pics by clicking on the “Posts to Page” in the left-hand column:

They intend to set up a scholarship fund in Zake ‘s name at his alma mater, San Dieguito Academy. Anyone who would like to donate, please click below – any amount would be appreciated:

Most of all, let’s appreciate how delicate life can be, and hug those around you a little tighter.
Our open-house extravanganza had over 100 people attend over the weekend – but no sale yet. People rush in with offers when they see a house that has everything right going for it – the rest have to work harder:
Richard just uploaded his new La Costa listing this morning at 8:45am, and three offers are already in hand. It’s going to be a wild 2014!
Here is a tour of Richard’s new listing in the 92130.
There were 25 groups who came through open house today in the rain, 2 1/2 weeks before Christmas.
Sunday’s open house is cancelled, offer accepted!
