There are 22 homes on my favorite stretch of oceanfront – it enjoys ample sand and is relatively private for a public beach. The last sale on this street was the 9,320sf home that sold for $16,000,000 cash in August, and it’s the only other sale ever that closed above $11,000,000 here.
This just closed for $24,700,000 cash! Take a look around:

This house is right next to the public-access staircase but that also means you have unobstructable views looking south over the state beach, and plenty of natural light:

We have everything going in our favor, and so far no one has complained about the price. For those paying attention, this extra height makes a big difference:
I know what you might be thinking.
“Jim, your condo listing looks like a quality buy……but I need a big joint!”
“How much would it cost me to get a large contemporary where I can walk out my backdoor and stick my toes in the sand? And maybe pick up an inflatable raft for cheap?”
$9,200,000 – take a look:
Homes on Carlsbad Blvd. north of Tamarack are at street level and those residents are looking through car windows to see the ocean – and it’s a sliver, relatively, compared the view from our listing. Our building is 25 feet above the street, and set back another 20 feet so any road noise is manageable. You barely see the cars passing by, and out of sight is out of mind.
Check out our new listing at 111 Sequoia in Carlsbad! Enjoy spectacular ocean views from this highly-upgraded single-level home with no stairs!
