In spite of all-time record pricing, the number of January listings really dried up, compared to previous Januarys – and 40% of last month’s listings are already pending or sold. How you feel about the inventory shortage depends somewhat on your price range too – here is the recent history:

For those hoping to buy a house priced under a million, the dwindling number of listings is daunting. But the inventory over $1,000,000 has been relatively stable – no big surge there.
So the median home has been “earning” every year more than many of us make every year.
Yep, and who would have thought that stopping foreclosures and letting non-payers live in the house for years was the ANSWER!
That’s okay. Sacramento is preparing to tear up centuries of local zoning authority to cram density almost everywhere. That will pull back at least all those gains.
It will also help keep a lot of Californians stuck in California unable to sell and leave (like many are contemplating)
