I live in RP, so I can give some insight here.
It’s not a much further commute to RP versus CV. Essentially on the 56 the traffic clears up at Carmel Valley Road and you’re looking at going 60-70 the rest of the way home. For 10-15 minutes top you’ll get good value. My commute from over by Genprobe in Mira Mesa takes about 20 minutes in the morning and 30 minutes in the evening. It’s hotter in the summer for sure, but I see a lot more sun than the beach in May, June and July. Overall, I probably see a lot more good days than closer to the beach. When you want the beach, Torrey Pines SB is only about a 15 minute drive, not too crowded and easy parking if you’re willing to pay for it. Schools are great here as well.
So not as good as CV, but to be honest it’s hard to argue with saving that much money. Problem is as Jim has shown the market seems to be hot here, at least in my neighborhood I’ve seen more than one house sell without hitting the MLS.
