This home looks great on paper. It’s a single-level 3,057sf home on an 0.39-acre lot in a secluded part of Encinitas, listed for $1,600,000. It drew a crowd too – the agent had appointments to show on Friday, Saturday, and Sunday and was fully booked for three days (I got the last appointment on Sunday afternoon, and there were still a few parties milling around then).
By the time we got there, she already had multiple offers.
But it closed under list price at $1,595,500.
Do some forensic viewing and see if you can tell why it didn’t sell for more:

$385 per month in HOA/Coop fees?
Maybe due to the interior looking super dated or the floor plan or the driveway eating up majority of the lot or them never bothering to clean the algae off the pool water feature lol
Pool safety. $385/mo. Landscaping. Great room too large. Dated kitchen. I imagine the bathrooms needed similar updating.
Pink bath tub and back patio sloping towards home. Poor drainage.
Looks like it was priced around full value for a home in need of updating like that. Probably went for full price but had to give some back due to some deferred maintance they found. Bet it went all cash. All those do.
The floor plan was standard for the 1980s with a big living room in the middle and kitchen with small family/TV room on one side and bedrooms on the other.
Not much yard, not much view, and though it is on the edge of Olivenhain, the access is through Village Park which is all less-expensive homes.
The scary part for buyers is the number of contenders. There were probably 20-30 parties who looked at it on a rainy weekend.
Corner lot, small MB, dated lay out, dated interior finishes.
Dated Interior.. looks like a great lot and good floorplan. These type rehabs are about 150-200k for this size home.
