Zillow and all estimators have a problem factoring in the right ocean view premium, even when a house is sold. Same discrepancy here – and only two doors down:

Plenty of room for granny flat or 1,500sf expansion.
Nice lot size. View speaks for itself. The curb appeal by necessity needs to take a back seat to enhance the view. Third garage bay a huge plus for many of us.
I predict multiple offers at or above asking.
