They also tend to be relatively affordable, compared to custom homes.

The intensity is on the rise, and those who want to buy in the $700,000s and $800,000s are faced with quite a challenge. This is one of the few left:

Paradise is the house featured below, and Town Garden is a short sale marked contingent last month. These lowball short sales better get their appraisals done quick these days, because like in Town Garden’s case, there is no way he will get an appraisal that low today (3,400sf for $669,500).

I have several friends who live in Bressi Ranch. They bought new in 2005 with big down payments (40-50%). Looks like they could come out whole when they sell down the road.

Ingleton is a contingent short sale too, also from early January, and at 3,272sf for $616,000 has little chance of appraising if not completed already.

In Carlsbad, you have to adjust your size expectations to below 3,000 sq ft and focus on slightly older neighborhoods (e.g., Evans Point). Seems like pricing in Carlsbad’s desirable neighborhoods has exploded in the last 60 days. We need more inventory!
