Carmel Valley and Carlsbad are the best two areas for sampling the general market conditions.  They are both known for their tract homes, which offer the convenience of newer features and lower maintenance/repairs.

They also tend to be relatively affordable, compared to custom homes.

But to show you how today’s market has gone ballistic, here is a summary of tract homes available in the various areas:

Carmel Valley, 92130

  • Nine houses for sale under $1,000,000

Carlsbad, 92009

  • Bressi Ranch – 1 under $970,000
  • La Costa Oaks – None under $999,000
  • La Costa Greens – 3 under $925,000
  • La Costa Ridge – None under $999,000
  • La Costa Valley – 6 houses under $995,000
  • Rancho Carrillo – 6 houses under $900,000
  • Sonata, SF Trails, Summerwalk – No houses for sale
  • Carlsbad Ranch – None under $2,000,000.

The intensity is on the rise, and those who want to buy in the $700,000s and $800,000s are faced with quite a challenge. This is one of the few left:

    not a bad lookn place. Seems a little pricey to me but what do I know. Do you think we will be in this low inventory environment for a awhile?

    Sdlookup shows several houses for sale in Bressi Ranch. For example:
    2605 Town Garden Rd
    2705 Paradise Rd

    Zillow confirms these houses are ‘for sale’. Old data?

    Paradise is the house featured below, and Town Garden is a short sale marked contingent last month. These lowball short sales better get their appraisals done quick these days, because like in Town Garden’s case, there is no way he will get an appraisal that low today (3,400sf for $669,500).

    2576 Ingleton Ave

    I have several friends who live in Bressi Ranch. They bought new in 2005 with big down payments (40-50%). Looks like they could come out whole when they sell down the road.

    2725 is the house featured below, sorry. 2705 is pending.

    Ingleton is a contingent short sale too, also from early January, and at 3,272sf for $616,000 has little chance of appraising if not completed already.

    In Carlsbad, you have to adjust your size expectations to below 3,000 sq ft and focus on slightly older neighborhoods (e.g., Evans Point). Seems like pricing in Carlsbad’s desirable neighborhoods has exploded in the last 60 days. We need more inventory!
