I had to input my new listing onto the MLS before noon yesterday to get on the broker-preview tour today, which was a day before the professional photos were completed. We had done a few preliminary photos for marketing purposes so I used those to get started, but ideally I want to hit the open market with the full assortment of pro photos and video.

Gorgeous staging. Did the owners upon seeing this say something like “Maybe we’ll stay.”? Good job noting “owned solar.” Those contract installations can be a quagmire. Guessing a closing price $2.16m.

We replaced about 30% of the backyard with sod for less than $2,000. It gave it a green-carpet-like look….which for buyers with little kids looks priceless.

Not those words exactly but it regularly happens!
Also, the solar will qualify for NEM 2.0 rates. Which are better than the new NEM 3.0 rates going into effect on April 14th, 2023
