How much are the HOA fees?
Checking on HOA fees.
They have sold 10 of 47 so far.
I love it! I’m not too thrilled with some of of the finishes…..but those can be changed. Ideally, I would make a great bathroom and change out the floors and doors. They didn’t look too impressive.
But I love the layout and double height ceiling in the bigger model. I also love the deck overlooking 101 and the whole thing in general looks great.
Next time I’m back home from college, I’m checking it out.
I also which ones sold? I’m curious to know which ones are the most popular.
It’s nice to see this, offering some more interesting options than just another suburbia tract house.
Why the heck are there no sinks in the upstairs baths (toilets, either) in the 1k sf model? Seems like a pretty basic thing to leave undone, huh.

My Dad said he would prefer the train side…shich is interesting. He is a train fanatic though and most of the time, the train isn’t going by as opposed to the constant noise from cars and people on 101.
I kinda like trains too and I don’t think I’d mind during the day because I’ll probably be working. I also think I could survive the train noise.
Does anyone know if you can add better finishes in these condos, like better windows to keep out the sound more and just general upgrades in general? That fiberglass bathtub has to go….if I was spending $850,000 on that top of the line model, I would factor in the cost of upgrading the entire place to make it look custom and spectacular as opposed to the, seemingly, Home Depot level bathrooms.
Another benefit would be to make it more unique if you were to sell it one day. That said, I would rather front 101….with a deck and all the excitement.

I like the one facing 101, but the townhouses in the back look nice as well.

Closest comps are Moonlight lofts which were priced higher but didn’t sell, and Triton Circle townhouses which are bigger, older, quieter, and trade in the mid-$600’s when they come up.
Have they qualified for Fannie/Freddie/FHA financing? There were rules about having to have some percent of units sold in order to qualify, but that’s probably been relaxed.
Any color on who’s buying? Empty nesters? Wealthy out-of-town vacationers?
I hear the city banned them from being used as vacation rentals.
I was there on Friday and the upgraded lofts were quite nice. My best friend was one of the architects who designed it.
The fact they got this done considering the resssion hit right in the middle of building it and money got so tight, is really something.
Overpriced and tachy – talk about cheap interiors! Only suckers would buy into this rat trap!
HOA dues will be $400 to $450 depending on the unit and will cover common area maintenance, limited insurance and trash.
