• Access to Mexico-TJ borders
• 8th most largest city in US
• Solid food, music, art scene
• Great beaches everywhere

Agree with your assessment of the spring kick, Jim.
You see these clusters of wannabe sellers sticking tightly around a certain price range. At some point, somebody’s going to want to sell and will break free from the pack.
Nice tease there with the composer district. I thought you were going to point out a sweet deal.
The gap between list prices and sales prices is ever widening in my neck of the woods as well. The problem is that I just don’t see that many sellers willing to sell for 2001-2002 type pricing right now and there just are not that many distressed properties so the standoff continues. It all comes down to whether you have to sell or not and apparently not many sellers have to.

I agree but the problem is that these type of sellers are far and few between and there are many buyers looking for that type of deal.
There’s a price chopper today in the ‘poser district. Down $50K to $750 for a 3br on Somerset.
I noticed on the map that Pacific View is adjacent the Botanical Gardens. Is that plus or minus?
Botanical Gardens? I’d be more worried about being smack dab in the middle of <a href="http://encinitasundercover.blogspot.com/2010/04/gangs-of-encinitas.html"Gangland Encinitas".

Love the conf remarks on the Manchester too:
I have short sale approval for $675k, no less will be accepted. House across street just sold for $675k in Dec.09.
Of course it sells for $650,000.
That REALLY ticks me off. I’ve seen a lot of this in Cardiff. I guess all I can do is hope that this drags down the comps.
The listing also stated no more offers accepted, no more showings at this time. What a scam.
