The listing agent said that the list price was an arbitrary number, and just a place to start. Well then, wouldn't an open-auction format be in order to determine the winner? It is the best format to ensure top dollar.

When selling, try to minimize the distractions, and keep it simple for the buyers:
Technically this house is in the Rancho Santa Fe area, and the street name could get confused - your friends might think you live in Rancho Pacifica where homes cost $2-8 million!
First the MLS remarks said this was a Covenant property, then she changed it to "non-Covenant". It is within the Covenant boundaries but not annexed into the HOA - about $8,700 will fix that, but do you want to be subject to the Art Jury? Might be better to wait...
This house at the end of the lane has an extra ingredient that should help propel the eventual sale - a 2br/2ba guest house. But verifying the permits for a guest house are usually a challenge on these older homes, and being "grandfathered in" doesn't quite cut it...

This house looks like a mild cosmetic fixer, but I think you could spend $100,000 to $200,000 fairly easily on repairs/improvements. Will the half-acre be a hindrance, or a positive?
