It means there are probably more listings being ‘re-freshed’ this year. A guess at what they add to the listings count? Let’s say 50-100 extra listings this year, which makes 2016 about the same as the last three years.
How about the ‘sold before processing’?

I think the vast majority of off-market deals get inputted onto the MLS because agents don’t think there is anything wrong with them – they see everyone else doing it, including the most successful agents.
The median being up 43% in 4 years seems way more than the accepted numbers for the city (or state or country). By year, 13%, 11%, 11%, and 3%. 2012 was a crazy good year to get in. Numbers like that inspire all kinds of fantasies of timing the market …
