Once assigned an REO from B of A/Countrywide, the first task is to determine occupancy.

Let’s go by for a preliminary look of 1070 Buena Vista in downtown Carlsbad, about 100 yards west of the I-5 freeway:

    I agree that if it’s priced in the 5’s it will fly off the market – even with the turret. All because of the granny flat.

    What an abomonation. Get out the disclaimer forms. I’ll bet sleaze bag remodel not permitted and second structure conversion illegal. As IS where is. At least spray the weeds green….. Advertise as a Yun-Mozilo Special… approved by the NAR.

    Disaster. Run. I do like the Peterbilt crane truck parked the wrong way and the boarded up windows on neighboring home. Its always good to have a meth dealer on the block for quick deliveries…. Where’s the Ice Cream truck?

    At first I thought it was another turret house.

    JtR- what added value do you think a detached unit adds? My guess is $100K.

    What happened to the purple trim and the gargoyles? No gargoyles, count me out 😉

    I think it looked much better with the purple trim instead of being all white. It made some of the details stand out, now it looks like a cookie cutter McMansion with a turret.

    Aww come on, I know it’s your listing but how could you resist commenting on the ‘dual’ pools in the back?

    This will be an interesting one, can’t wait to see inside.

    I’d say at least $100K. It’s an extra ~$500 in mortgage, but you could probably get $700-$800 a month out of it.

    You could also rent a high pressure water sprayer and “clean” the wood fence.

    It’s a cheap way to make a fence look new.

    You’re supposed to apply a sealer after but nobody would know that you didn’t until a couple of months/years later.

    *Scratching my head* Re: your last shot, JtR, what were those? *Chuckle* I’m guessing ceramic artichokes or maybe it’s Hawaiian pineapples– a sign of hospitality…

    And OT, here;s a CNN Money article (9/17/2009): “1.4 Million Americans Score $8,000 Credit”.

    “Just like the Cash-for-Clunkers program, there could be a hangover effect,” said Mike Larson, a real estate analyst for Weiss Research.

    That’s why housing industry participants are pushing Congress to keep the tax credit in place.

    “We’re calling for extending the credit until the end of next year and expanding it to all homebuyers,” said NAR spokesman Walter Molony. “We do think that housing will recover without it but the market will come back faster and stronger with it.”

    The NAR spokesman is named: Molony? Doesn’t that rhyme with baloney, Jim?

    I don’t usually comment on looks. It’s so objective but wow, that place looks like an abortion. It reeks of unpermitted mods. From what I saw in your video it’s one of the few homes that’s completely taken over its lot in that neighborhood. All just so someone could go 2300 square feet and a granny flat!

    I don’t doubt someone will buy it but I surely won’t be envious.

    I kind of like it, mainly because it’s unique. I would be curious as to the permit status of everything, but otherwise I approve. I have weird tastes, though. Other than the one house with a boarded up front window, the neighbors also seem fine. The house with the lemons was well kept, the guy across the street is fixing up his front yard, and I saw two $100k motorhomes and a newish Lincoln parked on the way in. The neighborhood is clearly mostly blue collar though, with this probably being the most expensive/largest house in the area, but good blue collar as opposed to graffiti and drive by blue collar.

    Those pineapple post-toppers (or ceramic artichokes!)look better than the stuff we see up in LA – I’m referring to the lions with one raised paw. I once counted 18 lions in a single front yard.

    That’s the Detroit river you’re hearing in the background…

    That’s not the nicest house in the neighborhood, my good buddy knocked his flat 1 block around the corner on Davis, and did it right. Pulled his house to the front of the lot, and got the best insulation and windows money could buy. Almost can’t hear the freeway noise from his backyard… and the ocean views from the decks are just beautiful.

    This neighborhood is mostly retired, not blue collar… I’ve been to many holiday events here. You’d be surprised at how well heeled the owners are.

    Nice area and insulated a bit from gangland, but not from graffiti around the corner. But that is Carlsbad. Some like it some don’t.

    Mostly retirees would be consistant with the motorhomes and the Lincoln. Sounds like a good neighborhood, frankly.
