Pardee is used to cranking out production houses which I don’t think will satisfy the quality expectations of custom buyers. They need to select subcontractors on quality, not lowest bid, for this development.
House wives on phones passing…realtors with cameras filming…..putting greens with owners chipping….
a day in the life of carmel valley
Our family owns two horses right behind the Space Station. I’m 22 now (God I’m old…), but I started riding when I was about 6 and that entire area was all open space and beautiful.
The Preserve did it right. It’s at the very end, gated and private. But they’ve just destroyed that area with those tract homes that are right at the end there, there’s that other project going in that you mentioned with the semi-paved road and just….it’s a shame.
It used to be so beautiful and open and you could ride your horse forever. They do have horse trails and there are some canyons down by the Grande Hotel and they also have trails that go by the tract homes. I’m sure the newer ones aren’t going to be as nice as the Preserve and then you have the off ramp going up the canyon?
Builders need to have more respect for the land around them, instead of just destroying what used to be a spectacular & beautiful area.
The Preserve did it right, the rest did not. I’m a little ticked off because every time I ride by there, I see all the leveled lots behind the REO, the Shea Homes development and that other one.
I really don’t like it but I do know that the horse ranch behind the Space Station will NEVER be sold off to a developer. It has to be like 15 acres with mature eucalyptus trees…a real throwback. I remember when there was no road leading up that hill, instead you had to go up a dirt road that went around to the left.
Those were the days. And then that Pardee development by Rodeo Drive/RSF ish? Give me a break. Those homes are so packed together and, once again, they’ve destroyed that entire area.
I guess it’s progress and people need homes. But not all progress is good and developers should have SOME respect for their surroundings. The Preserve is the only one that does. That and Rancho Pacifica, which you can’t see from the road except for the HUGE, 10,000 sqft + homes overlooking the polo fields.
That is quite a view and I know a person that owns a house there and it really is great.
But as for Carmel Vally….I know it’s close to downtown…but let’s face it, it’s tract city. All cement, no nature, strip malls galore and just…ugly. In my opinion. I love to go ride my horse up at the ranch and then return from Tract Valley to Leucadia.

The Preserve does have a lot of potential, especially if the rest of the homes are of comparable quality to the contempo craftsman home. Very few communities have so much surrounding open space.
I predict that Pardee’s Shaw Lorenz (or Alta Del Mar) will sell well. The biggest knock on Pardee’s other developments has been the small lot sizes. The larger lots in Shaw Lorenz will be in demand.
College Joe – You were just a young lad when Rancho Pacifica was brewing. However, it was originally planned to be a high end tract-built neighborhood by Pardee.
Then they realized that in the hot market o 2000+ they could simply sell the lots for $1mm+ w/o ever spending $$$ to build a home…
Hmmm which is better, build/sell home for $1.4m or sell a lot for $1mm. sell the lot as a ‘custom’ all day long’.
