Here’s a new REO listing with some pop in Carmel Valley.
Guess the sales price in the comment section, and the closest will win tickets to a Chargers game – it might be one of the last times to see them play in San Diego!

Karen PhillipsJune 13, 2025Trustindex verifies that the original source of the review is Google. Jim & Donna Klinge helped us sell our home of 30 years in Ocean Hills. We were very happy with their service and would HIGHLY recommend them to anyone looking for an Honest, Knowledgeable, Skilled, Informed Efficient realty team. Both Jim & Donna were so helpful in different ways and complemented each others skills. Please refer to a more detailed review that we wrote on YELP. Thank You Both for all your help!!! A+ thank you Lisa TuomiJune 11, 2025Trustindex verifies that the original source of the review is Google. Many years ago, we purchased a home in Carlsbad, using a realtor that was recommended to us - Jim Klinge. Fast forward to 2025, we recently had the privilege of selling 2 homes in Carlsbad, CA and didn't hesitate to reach out to Jim and Donna Klinge of Klinge Realty Group to guide us through the sales. The transactions were very different, each with its own unique situation, opportunities and challenges. From start to finish, Donna and Jim helped navigate the pre-sale preparation, the listing, showing of the house, buyer negotiations, the final close and all of the paperwork and decisions in between. What stands out with both transactions is the professionalism of Jim and Donna (and their team), wonderful communication (timely, relevant, concise), their deep understanding of market dynamics (setting realistic expectations), their access to top-notch contractors, and last, their ability to guide us across the finish line successfully. We wouldn't hesitate to use Jim and Donna in the future and highly recommend them for anyone looking to buy or sell a property in North San Diego County. Jerry MeyerMarch 28, 2025Trustindex verifies that the original source of the review is Google. We sold a home with Jim and Donna and from beginning to end they were consummate professionals. Their initial walk through the property resulted in a list of items to be repaired or updated. They supplied a list of vendors and job quotes to do the repairs and updates. We originally wanted to sell ‘as is’ and just get it over with. They gave us a selling price for ‘as is’ and options for doing a few updates/repairs to doing it all with the selling price for each option. We agreed to do all they suggested and we sold for the exact price they predicted. For every dollar spent we got back more than $2 back in the selling price. And they got that price in a rising interest rate environment! Donna and Jim are extremely detailed and guide you through ever aspect of the sale. There were no surprises thanks to their guidance. We couldn’t be more pleased with their representation. Thank you Donna and Jim, Jerry and Mary Heather QuejadaMarch 27, 2025Trustindex verifies that the original source of the review is Google. We have known Jim & Donna Klinge for over a dozen years, having met them in Carlsbad where our children went to the same school. As long time North County residents, it was a no- brainer for us to have the Klinges be our eyes and ears for San Diego real estate in general and North County in particular. As my military career caused our family to move all over the country and overseas to Asia, Europe and the Pacific, we trusted Jim and Donna to help keep our house in Carlsbad rented with reliable and respectful tenants for over 10 years. Naturally, when the time came to sell our beloved Carlsbad home to pursue a rural lifestyle in retirement out of California, we could think of no better team to represent us than Jim and Donna. They immediately went to work to update our house built in 2004 to current-day standards and trends — in 2 short months they transformed it into a literal modern-day masterpiece. We trusted their judgement implicitly and followed 100% of their recommended changes. When our house finally came on the market, there was a blizzard of serious interest, we had multiple offers by the third day and it sold in just 5 days after a frenzied bidding war for 20% above our asking price! The investment we made in upgrades recommended by Jim and Donna yielded a 4-fold return, in the process setting a new high water mark for a house sold in our community. In our view, there are no better real estate professionals in all of San Diego than Jim and Donna Klinge. Buying or selling, you must run and beg Jim and Donna Klinge to represent you! Our family will never forget Jim, Donna, and their whole team at Compass — we are forever grateful to them. Lou FMarch 27, 2025Trustindex verifies that the original source of the review is Google. WeI had the pleasure of working with Klinge Realty Group to sell our home in Carmel Valley, and I cannot recommend them highly enough! Jim and Donna demonstrated exceptional professionalism, offering expert guidance on market conditions and pricing strategy, which resulted in a quick and successful sale. Communication was prompt and we were well-informed throughout the entire process. For anyone looking for a dedicated and knowledgeable real estate team, look no further! --- William SamsMarch 25, 2025Trustindex verifies that the original source of the review is Google. Donna and Jim Klinge of Klinge Realty Group have our highest possible recommendation. From Donna and Jim’s first visit to our house through closing their advice and counsel was candid and honest in all dealings. They kept us fully informed throughout the process. The house sold less than three days after listing with a two-week closing. My wife and I have sold several houses during our lives. This was by far the best experience. Klinge Reality is a premium service realtor. You can’t make a better choice for someone to sell your home fast and for top dollar. Emily HernandezDecember 29, 2024Trustindex verifies that the original source of the review is Google. Donna and Jim provided exceptional support and professionalism throughout the entire process. We couldn't have been happier with their efforts. They made our house shine, and thanks to their expertise, it sold above the listing price in the very first weekend! Truly a fantastic experience from start to finish. Jesus Adrian SahagunNovember 11, 2024Trustindex verifies that the original source of the review is Google. This year has been difficult on our family, mainly due to having to sell our home. Thankfully we knew God had a plan for us and working with the Klinge team was a key part of it. It was an obvious decision to work with them again after such an amazing experience when purchasing the same home we needed to sell. The challenge was, how will we do this in so little time with so much going on? Jim and Donna held our hand every step of the way. Whenever an unexpected issue arose they found and provided a solution. Never once did we feel pressured to make a decision and the Klinges were always reassuring after providing the information that the decision was ours to make. Despite the curve balls, they never panicked and exemplified the “can do” attitude, making us feel optimistic and taken care of. Their expertise and professionalism was superb. But of all the reasons to work with the Klinges, the most impactful and valuable is their compassion and genuine care for their clients. We pray that we can one day purchase our forever home and you better believe that Jim and Donna will be representing us - as long as they will have us of course. Thank you again Klinge team! Your execution, experience, and care are unmatched. SABIHA PASHAJuly 23, 2024Trustindex verifies that the original source of the review is Google. Jim and Donna were fantastic! Jim understanding my needs, recommending potential places, pointing out the pros and cons of each property was invaluable. Then when the offer was accepted Donna’s organized guidance through the inspections, paperwork etc made the whole process seem effortless. So grateful that I had them on my side!Load more
Sells for $929,500
1.12 million. It seems small for 3400 sf.
Bidding war takes it to $1,111,111.00
My guess is $935,000.
$1,143,687, final answer.
My guess is $918000.
I don’t like the downstairs bathroom ceramic, but the stone throughout the house is very nice (maybe with the exception of the DARK shower). Somebody did a good job choosing the stone–they didn’t just grab whatever was for sale. The kitchen is nice (not at all dated) and the upstairs bathrooms are nice, too.
This one looks really good.
$1,065,000. My guess is with a $417,000 conventional loan.
I say 958K
Anyone want 1920s spanish right on the bay?
Bit of charm. Dont know what the hood is like here? Rentals? Also takes forever to get to the freeway

fcc,
Do you have any friends that might want to buy it?
Amy P., Would you like to guess at the eventual sales price and get in the running for the Chargers tickets (or Padres if you prefer)?
My guess is $1,080,000. I would be surprised if it sells for less than $1M.
The trick with these seems to be to wait until just before closing, and pick the 95th percentile – or so – of the guesses here. Of course, that’s unsporting….
I’ll guess $1,129,995.95
The winning guess is $1,116,500.00. This after two failed pendings because the bank can’t make up its mind.
$1,045,000 is my best. Sellers bragging rights for “Over a mil”.
$956,000
Give the tickets to some young fans out there. I won’t be able to make it to the game, I’m in New York.
$1,029,900 — should do it.
JtR,
Thanks for the offer!
I’m not participating since I’m not local and don’t have a feel for your market. I’m in Texas, and our prices max out at around $100 per square foot.
Love the videos!
$1,075,000. I’ll make sure it closes at this price. 🙂
final sales price will be 1 million!
$1,058,000 is my guess. Fingers crossed.
$975,000, and send some deserving kids to the game if I’m right.
A lot of people are going to see this house as needing some updating/upgrading. The new carpet looks like the FHA grade and there are too many different types of flooring. The second bath upstairs is too narrow. The cabinets look like they have been painted and then modernized with satin nickel hardware. The granite and marble are too different and I personally dislike the marble.
I’ll say $968,500
My guess is $989,500
I would say $1,055,999
My guess:
$981,103
1.2 million is my guess. Im in Indiana, so if I win find a couple deserving Charger fans and give them away.
My WAG: $940,000
Interesting to see several guesses over $1,000,000 – have we been too pessimistic in the past, like NateTG mentioned?
There are two comps this year on Cloverhurst that have sent the neighborhood spinning:
http://www.sdlookup.com/MLS-100073232-10922_Cloverhurst_Way_San_Diego_CA_92130
http://www.sdlookup.com/MLS-100071915-10982_Cloverhurst_Way_San_Diego_CA_92130
The momentum plus resort-style pool caused this buyer to pay a big pop for a property that backs to Carmel Country, a busy four-lane street:
http://www.sdlookup.com/MLS-110014049-10871_Cloverhurst_Way_San_Diego_CA_92130
Those that have experienced the canyon setting on Cloverhurst might agree that it deserves a big premium for its very tranquil feeling, with interesting night lights way across the way. The new REO listing doesn’t deserve the same or similar premium.
But the next-door neighbor’s price is going to be the greatest influence, even though they probably think that they paid too much now.
I’m going with $1,025,000. Nice new picture Jim! 🙂
$993,000…Go Bolts!
$964,890! Nice, sleek feel though that bath upstairs is tight.
$1,150,000. It’s Carmel Valley!
Put me down for $951K. Stay Boltz!!!
$1,113,000; don’t know how I’m going to collect the winnings, being that I live in Philadelphia.
“Interesting to see several guesses over $1,000,000 – have we been too pessimistic in the past, like NateTG mentioned?”
I’m not sure pessimistic is an appropriate adjective: Those of us who are looking to buy would see lower prices as a positive. And, I expect, Jim and other RE agents want to see lots of volume – but don’t really care that much about price.
Moreover, it seems like the house should sell to the people willing to pay the most for it. So, if the comentariat is roughly representative of the buyer population, then we would expect the price at the top of the range.
I will give it a try $1,020,200. Bolts game would be nice!
Prediction #1 $989,500
Prediction #2 Broncos 27, Chargers 17
Tebow Nation!!
My guess: $1,105,500
Donate the tiks to some deserving youngsters. Since the Bolts will be coming to LA, I’ll have ample opportunity to catch em.
Jim, I am going to say 989,000. Great job on the videos! By the way, my wife says you need to remember your sign off “I’m Jim the Realtor” at the end of your videos. She says every great broadcaster has their own way of saying goodbye and that’s yours!
$959k (I’ll take the Green Bay game)
I was going to guess $989k, since that has already been taken I’ll go with $985k.
979,500 is my guess.
I agree about the first floor flooring. Should be wood throughout. Who would put good looking wood in the kitchen, but then cheap carpet in the dining room?
While watching, I kept thinking $967 should get it done. Though I suspect someone will fall in love with it and given the small inventory, it could well get bid up over $1M…
$1,025,000 is my estimate . A beautiful home…..
Buyer will only be able to say he stole one from bank if it’s under a mil, so 999,500.
Haven’t a clue about CV, but may I suggest: if one of your out-of-town fans wins, that the Carlsbad Boys and Girl’s Club might be happy to take the tickets?
my guess $975,800 ($320/sf)
$1,050,000 even though I know nothing about CV…
My guess will be $988,800….
$1,010,000–school is in session.
$900,001 today in cash
1,300,000 easy. Probably higher
Broncos, Broncos, Broncos !!!
I’d expect the final sale price to be $1.043M.
Great post BTW Jim. Paints a clear picture and relays most of the basics in a few short minutes. Keep it up.
$1,239,000.
Its a nice house, but I would rather have half the house and twice the yard.
$899,999- are the cabinets from ikea?
$1,250,000 something about a fool being born every minute…
$1099k
Charger power!
$957K should do..
$986,500 If I win, Jim, find an ice cream truck and give the tickets to the guy inside…
$980,000 should lock up a win.
Jim, my guess is $1,035,000. Since I’m late again and I don’t think anyone has guessed this range yet.
994,500 go Bolts!
$1,123,500. Never been to chargers.
Overpriced for CV but I’ll guess $1,019,000
I’m not sure pessimistic is an appropriate adjective: Those of us who are looking to buy would see lower prices as a positive. And, I expect, Jim and other RE agents want to see lots of volume – but don’t really care that much about price.
Moreover, it seems like the house should sell to the people willing to pay the most for it. So, if the comentariat is roughly representative of the buyer population, then we would expect the price at the top of the range.
Except this is a contest to guess the sales price, not what each contestant would pay for it.
$1,200,000. Just because.
$1,021,000 Quick Close
My guess is $1,151,000
$1,007,555 my guess
$974,000. That is my guess
$1,075,500 my WAG since some shoes are dropping.
If it’s not too late (still catching up on JtR posts), I’d estimate $1.05M.
