Another newer-tract-house REO in Calaveras Hills in Carlsbad, where they’ve had their share of foreclosure activity. But the market seems to firm up around the $200-per-sf level:

    ok if i am squating in a home in carlsbad and i dont like the color of the carpet, will the bank change it for me….just asking…?

    FreakyB, Why replace the carpet with carpet? I’d suggest asking for hardwood just to see what they say.

    What’s with the entry layout? To be honest, I didn’t know this all existed until I drove out there on a whim. I was amazed at all the construction and tract communities.

    Things are slow to change west of the 5 in Leucadia where we are, but boy do they change quickly in Carlsbad.

    And Jim: The people who sold the house on Hymettus for $995,000 bought this one in Olivenhain for $1.75 Million:

    Here’s the listing. It does say view.

    I think 200 /sqft is still high. More like 180 is a fair price. Given it’s a cookie cutter home.

    Also, for some having a HS near by is a disadvantage. More traffic more noise.

    Didn’t you do a blog about houses near CHS? Most residents do not like the noise and traffic.

    Yes, I did see that when I was checking the down payments.

    An interesting move indeed, because they had been at Hymettus for 17 years with a very low loan amount. The kids had to have been older – what compels them to move to a house almost twice as expensive, and greatly increase the monthly payment – for another 30 years?

    It was a good-looking house though.

    I know the family and I’m not sure why they moved, but I do know they wanted something a little bigger and quieter. The kids are older, but they really loved the house.

    How much did they put down?

    180 based on what comps? $200 a sqft is a deal for that ‘hood.

    I’ve got to echo the concerns about living too close to a high school. I used to live in the apartments across the street from Torry Pines HS, and I wouldn’t want to live that close again. Too much garbage and cigarette butts. And one night, every car on the street got egged.

    You probably don’t need to get very far away for things to improve, though.
