Throughout the North San Diego County Coastal region, home sales have been remarkably resilient.

Here are a few in Carlsbad that have been marked pending recently – we’ll watch the closings too:

    Since I have rarely ventured into the famous Carmel Valley, could you explain the benefits of living there. With the exception of an easier commute to San Diego, I have been able to understand the magic of that address. Now Carmel Valley in Monterey County is a different animal all together……

    It’s the lowest priced upscale area in NC SD.

    They have some of the best schools in SD, fairly close to the coast so the weather is more mild, the housing stock is fairly new so you aren’t stuck with “those neighbors”

    Yes, what Genius said is true, but also CV has other characteristics that appeal to many families.

    For instance, it’s full of homes that are new-ish (built anytime between the mid-80s and today), have lots of living space(most are probably 2500 sf plus although I don’t have stats on that), and it’s in both the “top” elementary and high school school districts in SD County. Also, it’s a very kid-friendly area with nice parks and streets where practically every house has school-age kids for your kids to play with…and lots w/pools, BBQ areas, etc. Carmel Valley is just plain set up well for family living.

    It’s not our particular cup of tea, which is why we chose Del Mar, but the vast majority of families we know love Carmel Valley.

    Those houses are all monsters – they’re huge! Are there any “top-quality”, sub-2000 sqft houses out there?

    The one on Highland for $2,200,000 was pending this morning and now back to active. You’ll see alot of pending turn back to active probably due to a lack of financing. Just because a property is pending, it does not mean it will be a sell.

    That turret house in Carlsbad Village that went in the 600’s is looking pretty good now. I’ll bet that guy’s up 20% already.

    JtR, what percent of pendings actually close? I would guess 80%+, but I’ve not seen any data to support the supposition.
