It makes me sick to my stomach thinking about how much money agents are leaving on the table.
Imagine a couple in their 60s who scrimped + saved for 30+ years. Picked the wrong agent to sell their house and they give it away to an insider for 200-500k leas than its “worth”.
All those nights not going out to eat fancy dinners, learning to cook at home, foregoing vacations are all out the window. If they had just picked a different agent theyd be rolling in $$$.
So sad + probabaly criminal.

How common is it for buyers to try to buy off the listing agent with cash so they accept a lowball offer?
I know its completely unethical but if a lowball with a spiff on top is the same commission as pushing for 3% of best and highest I can see it happening a lot.
Yes, it happens all the time – watch when buyers go direct to the listing agent.
In those, it always seems like the sales price ends up in favor of the buyer, and because the seller still makes out nicely due to the rapid run-up of values, everyone walks away happy – especially the agent with his DOUBLE COMMISSION.
