
Today’s hopeful home sellers aren’t going to take much more of this.
If they don’t find a buyer in the next couple of weeks, they will assume that the market conditions aren’t conducive to selling…..at least not for their price. They will pack it up and try again some other day, rather than lower their price.
I’m guessing that we will have less than 400 active NSDCC listings by September 1st (today’s count is 459).
The same with pricing – this is about all we’re going to see this summer:

I notice 75% of the houses for sale are cheaper than 50% were in February.
The under $2M market in NSDCC is a great value on a price/sqft basis when compared to the Bay Area. When you factor in less traffic, less people, better weather, better beaches, etc., it’s a damn steal compared to the Bay Area. I’m sure many potential buyers from the Bay Area are on the fence waiting to see if WFH will be a lasting change post-COVID. Smart buyers will make the move sooner than later, even in these market conditions.

Exploded? There are only 16 houses for sale, in an area of 50,000 people.
But it does have one of the worst product mixes in the county, with homes built in the 1960s, 1970s, 1980s, and 1990s. The older homes had goofy floor plans too. But the location is ideal if you can find something you like. The rebuilt UTC is great and the new Blue Line trolley are fantastic improvements.

I agree on the goofy floor plans for sure. But the location is sweet and the schools are pretty good. UCSD turning into Manhattan too.
