In my opinion, Upper Cielo, which was a full Cal West project is superior in build quality, Views, and lot size, one of the best I have ever seen under the 1.5 Mil price point. They are sold out now and are climbing up in value approaching Enclave. However, Enclave is closer to the beach and freeway with a bit of noise, still you made a very important point. Single Story, I think its a even split on Cielo which was about 40 homes, but single story is the way to go if you are looking for new build….
With all the fees etc, the single story that sold was about 3300sq ft for 1.6…you would think that would clue them in to go single on more, turn over faster, and move on to the next project..this is going to be a major trend in custom built if the market dictates it.

Great tour. You really feel like you know the house. Any info on HOA, Nello-Roos and special assessment fees? The prospect of paying $2000/mo on top of a mortgage is personally daunting.
HOA = $274 per month and tax rate to be 1.25%, or approx. $1,960 per month if you only paid list price for the production home of this plan, priced at $1,881,900.
They didn’t say if there is Mello-Roos specifically, and if so and they included it in the 1.25%, it will be fairly low for a new home at this price point.

How’s the garage space? I think people are going to be looking at garage space with a more critical eye, going forward. Turntable floor would be very attractive.
