The Contest for 4 Padres tickets!

The closest guesser to the sales price of my new listing at 1620 Splitrail, Encinitas, will receive four field-level tickets to a Padres game.

We’ve seen some comps recently which may give some guidance, but all are a fair distance away.

I don’t have season tickets, but a great friend helped me out.  The contest winner will be able to choose one game with either the Marlins, Cubs, Reds, Cardinals, Rockies, or Giants.  If one of those is your favorite team, you’d enjoy these seats overlooking the visitor’s dugout, plus the visiting-team’s owner seats are right in front of you.

    Great site/blog. I’ve seen some crazy stuff going on in Encinitas with respect to negotiated price — don’t necessarily agree. Proximity to school is a plus to many, the house is nicely updated, and backyard looks good. Let’s go with $709k. Good luck with the open house.

    JtR: Not that it will have any bearing on my astute guess, but was this a flip or were the updates done by owner/occupiers? Nicely done. The turn-key, clean, modern updates will certainly get hearts racing for a couple with school-age children – especially if they pulled some Cat-5 wire throughout.

    It is the engineered-hardwood-looking stuff that may be laminate and Ikea cabinets in kitchen.

    My theory: on day 2 you have three offers, one at list and two slightly under, two counter and it sells 5% over so 733k. Of course only one of the two will really go up on the counter, so they’re just bidding themselves up.

    Also, to avgjoe, Ikea cabinets hold up far better than I’d ever have expected (and this sure looks ikea). I redid my old kitchen with Ikea (nearly identical to this) and it turned out great – and only took a couple weekends. Same price as pre-built Lowes/Home Depot, but much better quality. I was surprised. Main caveat: you need to oil the butcher block every few months, and you have to be extremely careful not to set things on it (rust, hot pans, etc). I love how it looks (IMO better than granite) but jt’s nice to take a pan off the stove and set it on granite.

    It’s nice, but small with bare backyard and cheaper upgrades. My guess would be $705,001. (If it wasn’t listed with the JtR bonus, I would say $680k.)

    I’m going with $716k. Nice, modern upgrades and close to a school, but that won’t mean much to the older couples usually willing to pay more for single story. I think it sells to a younger family.

    I’d say offers should come in around 680K. 1760 Hilltop is on the market for 650 but not as big or as well updated. A multi- offer scenario may push price to $709500. Best and final guess 709500.
