Curious, how far east do you include in your numbers? I assume you are including all of la jolla, but does that go east of the 5 at all? When you get up to Carmel Valley and the Ranch, do you capture the Crosby, Santa Luz, Torrey Highlands and the like or just stick with 92067 and 92130? When you get up to Carlsbad, I assume you include all of Carlsbad, but draw the line at San Elijo Hills etc… Just trying to get a feel for what these numbers reflect. I guess “coastal” ultimately is eye of the beholder. It’s like asking a group of people from different parts of the country what is ‘west’ and what is ‘midwest’ and what is ‘south’ and what is ‘east’. You’d be suprised how perceptions differ based on where you grew up in the Country, but that is a bit off topic.

There are many who say that there is no life east of 5, but the data set needs to be big enough to soften the noise, and include a variety of price ranges. No condos though, just detached-homes.
That is a fair sample. If you did just west of 5, I suspect the 800-1.4 category would be pretty slim pickings. 10-15 minutes to the beach on a Sunday morning with no freeway travel counts as coastal in my book.
