Is the land and view worth that cause the house could probably be rebuilt for < 200k you think?
The kitchen is all appliances it seems and the countertops are miss matched. Since it is so small I guess wouldnt cost a lot to redo. A trip to home depot with 10 grand would maybe do it.
To pay this much you gotta be committed to going two stories, and the full build-out.

I think the fees for brand-new construction would be $30-$40,000, but I’m guessing.
You can build a regular house for $180/sf – $200/sf, but you would need to go all out here. It would probably end up closer to $300/sf.
That sounds priced right. Homes on Hermes ave no view going for $$700 a square
It’s just one of those homes where the rehab is OK but the view and location are “worth it.” Although getting stale enough the price it may not fetch.
But it definitely will take some work inside to spruce up (Grandma definitely did not do a lot in her time in there).
