If you’d like Jim the Realtor to help you buy a home, and want some assistance in previewing properties, there are two options available for you:
1. Video tours of specific properties of interest.
You don’t have to drop everything and come running to the hot new listings – I’ll preview and send you a video tour.
2. A video library of home tours.
While you are waiting for the perfect home to hit the market, you can keep your chops up by watching videos of other tours on the password-protected website. The video production is similar to what you see at bubbleinfo.com (it goes in spurts), but includes more commentary about the particular house, and its price.
Here’s a sample. Most would probably rejected this house after a quick look at google maps, but it might be worth reconsidering once you’ve seen it here:
Interesting, but the smell can be a problem. How bad is it, and how far into the walls does the mold go? That could become a very costly clean-up operation.
The only other issue is the close proximity of the rental to the master bedroom. This could result in unpleasant sounds being overheard by either dweller.
I think it would be nice for a multi-generational set up.
I agree the power lines are not an issue in this circumstance.
Regarding No Fees….I don’t think peopel realize the amount of “purchse power” one loses by committing to 150-200 bucks/month in HOA or MR.
No fees here means you can easily justify 50-70K in rehab.
JTR – this is such an effective and simple thing to do. It pisses me off realtors cannot even take halfass pictures of the kitchen and yard. The quick walk thru video is all we need. However, when there are limited pictures, I always assume they are hiding something – which is usually true. NO pics of the Carmel Valley backyard, and sure enough it’s a 10′ span of concrete. Thank you.
Great service you are providing to your clients…a great idea. Wish realtors around where I live had this kind of commitment.
I really would have appreciated a simple, thorough, walk-through video like this when I searched for a house 2 years ago. I spent a lot of time punching addresses in to bing maps to use their aerial view and determine if the backyard was decent sized and usable. That excluded a lot of houses that my realtor otherwise thought were a good fit (and would have wasted my time looking at).
Power lines can be ugly but not dangerous. The fear of them is, more or less, voodoo.
Thanks for the shout out, Jim. Just a point of clarification….I’m looking for a minimum of 3 bd around 450K in Carlsbad. I will find unicorns before I find a 5 bd house in Carlsbad for under 500K. This is not a 5 bd house. It is a Franken-house.
Steel tree…hilarious.
I want nothing to do with power lines because I will need to eventually sell the place. People who fear power lines are of the same mind as people that refuse to vaccinate kids. There is just no point trying to reason with them.
When you consider the size of that lot and the price tag to remedy the problems, this looks more like a tear down. When you look on google maps, it looks like the house at the end of the cul de sac has done just that….start over.
There are three offers in on this one.
We need to get you into the next stage, where there is some acceptance that this is the way that it is.

heh…my parents say the same thing to me on a regular basis.
