We’ll probably see more of these around Olde Del Mar and other areas where people tend to stay forever, because “where can you do better?” But will the next set of buyers be willing to live in these as-is?

    The interior is just about right except for the shockingly tiled bathroom. The granite tile in the kitchen looks better than a lot of solid granite I’ve seen. There’s a lot of clutter, but I can see that underneath, this house has some very nice lines (I love the dining room floor). I wonder what could be done cheaply to the exterior to bring it more into line with contemporary taste–not everybody loves salmon pink or orange or whatever that color is. Two shades of aqua or turquoise might be historically appropriate, and slightly less jarring than the orange. The landscaping also needs a bit of help. For mid-century modern, I think you want crisp, dramatic landscaping, but the palm trees are a good start.

    I’d paint inside and out, and if there’s hardwood under the carpeting it would get refreshed or refinished. Plant more greenery outside. Anything else I might do would be cosmetic and trivial.
