Last month’s sales are showing a 17% decline from June, 2010 – but the late-reporters will add 5-10%.

Glenn K.’s analogy was a good one: “Now, the market looks more like a middle-school dance, with buyers and sellers waiting one another out on either side of a large, dusty gym. It’s always hard to say when the hormones will kick in; maybe in three months, maybe in three years.”

The preliminary detached sales for June:

Town or Area Zip Code 2010 2011
Cardiff 92007 9/$440 8/$473
NW Carlsbad 92008 11/$323 9/$301
SE Carlsbad 92009 67/$272 42/$256
NE Carlsbad 92010 8/$260 10/$231
SW Carlsbad 92011 20/$296 15/$293
Del Mar 92014 9/$638 17/$607
Encinitas 92024 26/$354 34/$348
La Jolla 92037 30/$636 23/$572
Poway 92064 41/$288 42/$257
RSF 67+91 24/$434 21/$404
Solana Bch 92075 12/$538 10/$535
N. Vista 92084 30/$200 24/$179
West RB 92127 52/$273 37/$255
East RB 92128 61/$286 34/$251
RP 92129 29/$277 33/$271
Carmel Vly 92130 40/$347 34/$337
Scripps Rch 92131 37/$278 25/$255
Totals Above 506/$328 418/$318
All SD Co. All 2,100/$255 1,795/$238

Sales will probably keep dropping, relatively. On a good day, I’ll see one or two “deals”, and many times see none for days. There were 223 detached closings in NSDCC last month, and there are currently 142 listings marked contingent, and 379 pendings – so somebody is dancing!
