Last month’s sales are showing a 17% decline from June, 2010 – but the late-reporters will add 5-10%.

Glenn K.’s analogy was a good one: “Now, the market looks more like a middle-school dance, with buyers and sellers waiting one another out on either side of a large, dusty gym. It’s always hard to say when the hormones will kick in; maybe in three months, maybe in three years.”

Sales will probably keep dropping, relatively. On a good day, I’ll see one or two “deals”, and many times see none for days. There were 223 detached closings in NSDCC last month, and there are currently 142 listings marked contingent, and 379 pendings – so somebody is dancing!
