The Deal-O-Meter gets pinged occasionally these days in Carmel Valley, but the comps are still mostly retail-like for the quality properties. The rule-of-thumb for the good ones hasn’t changed, hope for $300/sf, expect $330/sf – here’s part one:

Jim,,,through all the Storm, you have lightened the load a bit with your wit and commentary. Been in RE in SD for 25 years since days of college and seen it all. But your take is much needed. Keep up the good stuff and may 2011 be prosperous for those that seek it.
Hopefully the carports have solar panels on top and shading the beemers is a secondary benefit!
AL – I drive by every day and think that there are Solar panels on top (or at least could be in the future when the price of panels comes down) .

The structures that have risen on parking lots at La Costa Canyon High School and Canyon Crest Academy in recent months might look like huge carports, but they mean much more to the schools.
The “carports” are actually a pair of megawatt solar-panel systems that will produce 70 percent of the schools’ energy needs. They are expected to go online in January.
