The babbling on the patio was so awful it was comical. Same with the price.
I enjoyed the tour of the house, though. Cool house.

Nice tour Jim. I’m curious what other people would actually pay for this home, assuming it fit your needs. I’m not looking for this type of house, but if I were, I think I’d be willing to pay maybe $1.7 million.
If you are trying to sell higher-end homes in this market, you have to somehow ‘talk the talk’, or be able to banter with these women.
This goes on every week at the broker’s open houses, women yakking about everything under the sun. A few weeks ago I walked into a full-pitch gossip about a local celebrity ballplayer who got caught on film afterhours in a local club on the bar with a waitress.
I’m here to sell houses…..not sure about the rest of them, but you have to endure these conversations.
I am a long-time friend of the brother of the owner of this house, and that’s why she allowed me to video. She is a class act, and like most listing agents, has to talk it up with every crazy nut who walks in, because you never know who might have the buyer.

Great house (but not so great price).
Nice open, airy feel in a single story — perfect for us and our dog. Gotta keep this in mind as a model for a future purchase or build…

NUTS! Am I missing something? Nice finishes, but $2.5M? Jim, you’re holding back some serious commentary here, what’s wrong?

Beautiful house, seriously one of the best I have seen in the area, I love the floorplan. But $900+/sq ft in that neighborhood, no ocean view? I’m even guessing you can hear the freeway from there? They are not even on the right planet with their pricing.
Wow, that is really breathtaking. I can’t help but think of all the maintenance it would require to stay looking that good though.

Hi Jim,
I toured La Costa Greens this week looking for bathroom remodel ideas. New home prices are insanely low (compared to where they were) – in the $600’s for 3,000 sq feet. Carlsbad schools. You haven’t toured the developments lately north of Carmel Valley. Would love to see your take on what they are doing, and how they are affecting the resale market in a similar pricerange. A quick redfin search doesn’t net much $700-ish inventory in that area…
Great to be back to your site,

Yes, I agree that is one of the nicest houses that’s been featured on the blog. I think I still like Vivienda more (remember that one?)

Jim, did I see you JOGGING with the wifey today by El Camino Creek school?
I’d be interested to see how open the house feels after closing the doors to the shuttlecraft bay. (What’s the flying insect population down there like?)
The “seamless” transition between inside and outside makes me wonder how the rainwater is kept out.
“Honey, did you remember to water the wall outside the front door?”
Seriously, as modern opulence goes, I think it’s remarkably restrained and tasteful. They’ll probably get a good price for it.
Regarding water intrusion from the rear, I noticed a river rock 4 inch trough all the way across the back. I’m guessing that leads to a proper french drain out and the rear patio and pool decking are both sloped towards the trough gently. Rad house Jim, thanks for showing!
Sorry, late to the party again as I was traveling this week. I don’t think this neighborhood justifies the price, especially with no 360-degree view. But the house is beautifully designed. I love the openness.
ewhac-I live in Solana Beach and it’s a lovely place to leave your windows open, though we do tend to get mosquitoes.

Compare to this nearby house:
http://www.sdlookup.com/MLS-100012374-565_Canyon_Dr_Solana_Beach_CA_92075
Asking $2.65 mil, 6144 sf, 1.1 acres
I know this house may need some updating, but isn’t this house worth about 1 mil more?
To clarify, I meant that I would pay about $1.7 mil for the house shown in the video.
Dang!…now that’s my kind of house!
That was the coolest house I’ve seen you do a video for in the last 2 years Jim. It feels so open.
I had to watch the video twice it was so good (with the audio muted the 2nd time).
There is an underlying story here.

Ahhhh! West Hollywood again….plus a few miles.

ummm, yes I get around the block occasionally.
The house is very nicely done, but that price seems ridiculous. But I’m not a high-end shopper so what do I know?
Love the house, too bad is way out of the ball park price wise.
$928/sq. ft., not on the bluff, no ocean view??? Ambitious.
Nine hunsky a foot and can’t even pee in the Pacific from your yard. That’s some RE market you pilgrims got down there.
I’m torn between this house and Portabello, although there’s something ghostly attractive about Portabello. I think it’s the narrator’s voice.
Cheers!
