Things didn’t quite turn out for the builder of that last RSF estate.

    They build some beautiful homes. I am a serial observer of homes that are under construction in RSF. This home is spectacular….it’s huge and the lot is huge also. It’s also quite sunny, despite being in the valley….which I like because it’s quiet and beautiful.

    Jim, how much do you think it’ll sell for?

    I say $7,000,000-$9,000,000

    Yeah I think so too, they had it marked contingent so they may have had a buyer willing to pay around $9-10M or so when they were listed at $11.9M.

    You want to go with me when it hits the open market?

    I would be glad to. Somehow, just after it was built…my friend and I talked our way into letting the people there walk around the entire house and property. We were juniors or seniors in high school (so 2007 or so). They were just putting the finishing touches on it…it was basically done.

    I don’t know who the people there were. I think it might have been a real estate agent, I know the builder was there and two other people there (maybe Kachay company execs?) They were very, very nice. So they just let two 17 year old males walk around a $15,000,000 property for an hour in dream land…haha. It really is a fantastic house….the quality is great and it’s unique. I love it….and the vineyard is very cool! It’s not just a couple plants, they went all out and even have the wine house! The funny part is that we just walked right up to the front door and asked them….they weren’t shocked to see us…ha.

    I get back from college in early June. I would love to go with you and see the house. Also, if you need a young summer intern to do random work around your office this summer…let me know! I’ve done an internship for Congressman Bilbray in DC this past fall and worked as a fill in secretary for my mom’s medical office, so I have experience.

    That would be a dream internship.

    It’s really too bad that it didn’t work out for them…becasue they really do great work. I talked to the builder and he was really into the design and was clearly proud of his work, as he should be. On the surface, it looks like an average RSF spec mcmansion…but it really isn’t. The quality and design choices are really great.

    I have been in some of the most spectacular homes in RSF and Kachay homes does some of the best….they also did that foreclosure with the guy that put down $1.5 million and borrowed $7 Million….you had it in one of your videos.

    These two were the most “wow” homes:

    Tuscan Estates…there was something up with this one, it’s been off and on for sale…Sylvester homes did this development…I believe this was his personal house.

    But this one! Greg Agee built this one (and he’s my favorite)….wow, wow, wow. It has the biggest pool in all of Rancho Santa Fe, it fronts the golf course on a huge lot with a tennis court and it is just beautiful. It is jaw dropping. The original owner gave me a tour and I have never seen such a home. The wood floors were reclaimed from a barn in Vermont. The floors were mostly antique. The fireplaces were from France. The doors were antiques…the wrought iron door was taken from a bank in France. A LCD tv was put seamlessly into the marble surround in the master bath. I could go on and on.

    A lot of real estate ads exaggerate the home’s qualities….like that “must see!” one you had…hilarious by the way!

    Here’s the house’s description…and it is 100% true:

    Did you ever think that the real estate mess would spread into the upper end or just stay in the subprime arena?
