I can appreciate goofy, but that place is way goofy. It seems to me that the “left side” of the house is the original structure; the kitchen and “ballroom” were likely added on later.
Having the dining area near the main entrance seems weird unless the prior residents didn’t use it much. Is there another entrance on the side more convenient to the driveway?

I have always loved this house. It really is one of a kind. 1 1/3 acre lot….stunning grounds….historic home, tennis court, gated entrance with long drive way, beautiful pool, a ton of fruit trees and rare specimens. Pool house, guest house…4 car garage….all with a ocean view and walking distance to Moonlight or Stone Steps.
I would buy it! It would be a big renovation, but I would love to turn that property into what it deserves to be.
If I only had that kind of money. It needs a ton of work…I would expand the master suite so it’s the whole upper floor, put in a movie/game room and restore the ‘old world’ style.
One of my favorite properties in Encinitas.

Love the house and the grounds, and if we had (many) millions of dollars to buy it and fix the layout (and everything else), we’d jump on it! 🙂
That is going to be a lot of work, even after you’re finished with the remodel. The grounds alone would pretty much be a full-time job, then you have the cleaning and maintenance…

Under the Mills Act you can save up to 80% of your CA property tax tax bill with historical designation and preservation of this home…beats the 8k Obama rebate! 9 minutes well spent. If I had the reserves in place to finance this money pit remodel and 1k a month on water and gardener for life I would be in line with a 1.75M offer today with JTR!
Yeah, even at free, I don’t think I could justify this. It’s really a teardown, but the historical designation means you can’t do it. You’re looking at several hundred thousand dollars to bring it up to date. The top floor is a mess and needs to be almost completely rebuilt from the studs up (unless you plan to take a bath every day.) The second structure could also use a full bath, which means permits. Oy vey. That’s $1.8 million plus several full-time jobs. On the up side, if someone does buy it, it will create those jobs. Heh!

The potential renovation bill for this place would definitely scare the crap out of me, even if I did have the money to spend on it.
The only question is: what’s more practical? Renovate? Or rebuild?
As for the lack of a shower at the pool cabin, that’s easy to fix. Install it outdoors.
