I think there has been some problems with youtube today, uploading has been spotty, and the videos aren’t playing smoothly – please endure or come back tomorrow? Here is the second sorta-custom house off Lansdale, north of Del Mar Heights Rd. and not far from Torrey Pines HS:

    That closing shot was priceless! You can just imagine what that windmill is pumping!

    The urinal is a seriously underrated item for any home. It can save an incredible amount of water. Much more useful than a bidet.

    That would be honed granite finish vs polished, and high maintanence by comparison.

    Wine cellar concept was appealing, temperature and humidity control would be an added must have, as well as light control on the those windows. Wouldn’t want the additional investment it would take to fill it turning to vinegar.

    Help me understand the etiquette of outdoor TVs. There’s a house within spitting distance to this one. We have a guy in my hood that lights up a cigar and turns on the radio loud everyday at 3 pm while he dips his bloated body in his hot tub. We run around the house shutting down the windows before the putrid smell seeps in. I think he’s deaf. I’ve screamed at him a few times that not everyone on the block wants to hear his station but he can’t hear, doesn’t care, and likely both.

    I always wonder why builders will put stain grade windows/door, then cheap out with paint grade base….that upgrade to stain grade base/crown makes a room pop in a huge way.

    You get that value back just from the fact that it tells buyer’s that you didn’t cut corners and its a quality house. When i see paint grade, I see a red flag and start looking for other BS the builder pulled trying to screw me.

    The added zing will pay for itself just by selling a home quicker which reduces your carry. think of every month a home like this sits is costing the builder about $15k+. wouldn’t it be better to put an extra $50k of visible finishes and move the home 3 months quicker???

    Thanks for bringing that up – let’s mention the $50,000 flooring credit.

    Put in the flooring! Buyers generally don’t have the vision to imagine the house finished – instead you make them wander around on raw concrete floors downstairs, plus the stinking glued particle board upstairs, expecting them to cough up $2M??

    I hear it from every seller – “can we just do an allowance, rather than spend the money? I don’t know what the buyer might want/let them pick, blah, blah….”

    Buyers want hardwood floors and top-grade carpet. Select a neutral color, and the next buyer who walks in will buy it.

    I used to live across the street from Torrey Pines HS, and it’s not a desirable location, IMO. There were a number of minor incidents. One night, someone went down the street and egged every car. Perhaps these houses are far enough away to avoid those problems.

    The first CV custom was decently laid out with an okay lot, but the second one, well… not so much. Of course, neither would ever really interest me.

    Why anyone would pay $1M for one of those (IMHO) small lots there vs. a place like Jeeman’s is beyond me. Of course, I’m the type that appreciates some breathing room. And hey, that PITA yard is what’ll keep you active in your old age!

    Way overpriced in my opinion. A grand home for sure, but I wouldn’t pay close to 2M for those horrible lots no matter how pretty the house might be. That retaining wall and double fence look is right out of the mobile home park. And so much for enjoying a view when you’ve got to keep your drapes shut all day and night with people peering in from all sides. Looks like the lots on the other side will be nice, but they should command a $200K premium at least.

    The house that in this range that caught my interest was 6473 Mesa Norte Dr 92130. 5400 sq ft and a monster view, end of cul-de-sac, 200 ft + driveway, tons of privacy, and while the pad was not huge, it included 3.7 acres of rolling hills behind the house. All for less than $1.8M two years ago. And yes Jim, you represented the buyer. THAT was worth it.

    I liked the architecture of this house more than the first house. But again, location, view, community, and possible egging of my 11 year old Mustang? Not worth it.

    clearfund, thanks for that comment. Without knowing the official terminology, I was wondering why a builder would go white on the crown/base and go stain on the doors and windows. Those kind of doors/windows is what I want in my house one day. I’ll go stain-grade with the crown/base too.

    Jeeman – go find two different homes, one with paint-grade, and a stain-grade home….the instinctive POP you get says wow to your gut on stain…pretty soon, the paint grade house seems rather pedestrian…

    if you want to try saving some $$$ you can get paint grade and have a really good painter ‘faux’ stain it…to most uneducated eyes no one will every really know…but you will….but you need a good painter who has an artistic side so don’t go too cheap!!

    We have to do that when we have curved base as we used a flexmolding which is kind of like rubber with the same base profile. my painter can make the flex look nearly perfect when it is put in adjacent to stained base.

    That’s the thing about crown/base. Comparatively, it’s the cheaper upgrade you can do and get the most out of it. Why wouldn’t he just do that on a $2M list price house? Confounding.

    I haven’t done price shopping, but I did stop by the crown moulding aisle at Home Depot and saw a 6 ft. length go for about $15. I’d guess that is paint-grade? Is paint-grade + good painter labor cheaper than just getting stain-grade in the first place?

    Yes it will be cheaper to faux finish it but you’ve still faked it. The finish is labor and labor is down…materials are not down much.

    Be careful and get several projects they’ve faux finished to ensure quality. Its not for the average ‘joe the painter’ shop.

    For pure window shopping, go into Cut & Dried Hardwoods on Cedros and ask about woods/base/etc to get a feel for ranges.

    Perhaps not the place to buy from as you can go direct from some several wholesale suppliers for base, doors, etc.

    Regarding the parked car issues – why are there so many cars parked up and down streets and in driveways, when almost all of these CV area homes have 3 car garages?

    Because (apparently), 3,200 sq. foot plus McMansions aren’t large enough. 3 car garages are really meant as on site storage units for those tons of personal baggage by design.

    …never mind.

    HGTV for giggles, especially the home hunters episodes – couple begins tour of house, couple arrives at master suite, couple checks out gigantic (room size) cavernous walk in closet, one or the other remarks – well my/your stuff will probably fit in here, don’t know what you’ll do with your stuff?

    Sol, yes it is amazing that the modern day garage has turned into a storage facility. My next door neighbors have a perfectly good two car garage and it is 100% full of crap. They park in the driveway and their additional cars out on the street.

    Some comic a few years back remarked on the insanity that we fill our garages with junk and then park cars worth tens of thousands of dollars out on the street.

    Regarding yard size….. Yeah, big yards are a hassle to keep up and can be a big water waste. In my opinion, however, it is less about the yard and more about space between houses. I am just so sick of being able to look right into my next door neighbors living room. Sick of hearing their TV. The noisy neighbor is the bane of modern day living, especially if you like spending a lot of time out on your patio on in the yard.

    I’ll second the hassle of upkeeping a huge yard and spending $$ on the H2O. I underestimated that big-time.

    It seems like for $2M you should be west of 5 with ocean view or have a much bigger lot. There are enough listings out there that show what you can get in same price range… I did a quick search of 92130 – houses on Caminito Vistana, only 2 years older, similar size, HOA fees, etc. All on much bigger lots.

    But I’m not in the $2M house market. So what do I know.

    Jeeman, we feel your pain. We have a half acre. We recently undertook a re-landscape of the entire front yard. Reduced the overall number of plants, reduced the lawn by half, repaired and updated the sprinkler system, replanted with more drought tolerant plants, incorporated more rock scape, replaced existing walk ways with paver, added a patio/courtyard pad to the front entry area and dressed it up with large potted drought tolerant plants plumbed to self water. We did the vast majority of work ourselves, keeping total costs relatively low. We’ve reduced our overall water consumption, and I’ve submitted a formal protest to our current sewer fees – vast majority of water is going into the ground, not down the drain (only 2 residents). Hoping the city will re-evaluate seeing it our way.

    The only problem I have with this home’s yard is not its size, but its resemblance to a big city alleyway encircling a building.

    And how long will it be before the outdoor TV is stolen?

    Meh. Some nice details like the wine cellar, and the wrought iron railing, but otherwise a completely uninteresting McMansion, nearing townhouse-like with the lack of yard. I’m going to print bumper stickers that say “setback requirements are the minimum.” The urinal is tacky.

    As for the outside TV thing, an “outdoor living room” is a luxury we don’t get here in the East, but I would think you would want the TV closer to the house itself or have some secondary covering so that when the Pacific storms roll in, you’ll have some protection from the elements.

    Jeeman–I know what you are going through! We moved from 3/4 of an acre (all landscaped) to a McMansion with a fairly small backyard but we back to open space (free maint). We were used to paying water bills of $300 in the summertime, now it is $40-50 year-round. Our old gardeners were $300/mo plus bi-annual tree trimming of between $1500-2500–now it is $40/mo.

    Two million? I’d rather buy a 800 sq ft beach cottage. And no yard? Within arms reach of your neighbor? All the disadvantages of condo living and none of the advantages.
