    Where would you say the most “value for your buck” is?

    I would think the 800K-1M is the least value for your dollar.

    Would you say the 2.5M plus homes have a better value per dollar?

    Just wondering if there is a price point where things actually make sense in the traditional sense.

    I think the best value is based on the blend of price and upgrades. A well-priced junker will cost you 1-2 years of your life to get it to where you want it, and if you are living there while remodeling, add a substantial hassle factor too.

    They all need something, so here is my guide when searching for houses that hopefully have some upgrades and don’t need too much:

    If you can find a decent house under $2,000,000 in La Jolla or Rancho Santa Fe, you can’t go wrong.

    Carmel Valley = under $1,500,000.

    Encinitas/Carlsbad = around $1,000,000.

    But I agree with you – the best values are the turn-key quality one-story homes between $2,500,000 and $3,500,000. The higher-priced big bombers are too big – people only want to buy what they need, and there isn’t as much ego-driven demand for those over-sized homes.
