If you can find a decent house under $2,000,000 in La Jolla or Rancho Santa Fe, you can’t go wrong.
Carmel Valley = under $1,500,000.
Encinitas/Carlsbad = around $1,000,000.
But I agree with you – the best values are the turn-key quality one-story homes between $2,500,000 and $3,500,000. The higher-priced big bombers are too big – people only want to buy what they need, and there isn’t as much ego-driven demand for those over-sized homes.

I would think the 800K-1M is the least value for your dollar.
Would you say the 2.5M plus homes have a better value per dollar?
