Hey Jim,
Fellow Agent here. I’ll be brief and remain anonymous to respect your online real estate. I admire your success and great family operation.
I could not agree more with all your points. Interestingly, I looked closely at the pictures too. It was fascinating observing the people on open house release day.
Have you read the Norris Group 2015 Analysis on trends and forecast potentials? The International analysis is quite interesting. He asserts that international buyers pulling back (not selling) could change the demand equation. I would be happy to share with you if you have not seen it (big file). It would be interesting and instructive for me to hear your take. (You’ve got my email I think?)
Anyway – back on point – I was puzzled to also notice that “Slim-Line” A/C units were not installed for better use of patio space. I can tell you that it was definitely brought up in the planning process.
I am of the opinion that it does no favors for us as consumers if/when companies elect to go public and then compromise aspects of quality in return for greater profit margins. Anyhow, I could rant for hours on that last sentence!
I might take you up on that SDAR idea. I’ll probably get kicked out of NSDCAR after I lit up the board this week after Sandicor jammed that EULA down our throat.

Interesting new home tour! We’ve also checked out the new KB Homes in PQ. Seems they used the same staging company, since those pictures looked exactly the same! LOL!

One other thing, why are they building such big houses!? Perhaps because they can sell them for more money because of the increased sqft?
What about childless couples that just want a single story under 2,000 sqft!?
Every child must have their own bedroom now, so the thought of having only 2,000sf eliminates most of the family buyers. But if that’s all you need, they do offer a model at this tract that is two-story and about 2,100sf.
Because the single story takes up more room, they can’t get as many lots on a street. Plus they have to pour more concrete which bumps the expense. (the two most common excuses you hear on why builders don’t build more one-story homes)

Yes, more money and larger buyer pool.
