The Good The Klinge Realty Group operates like a finely tuned machine, with a very personal touch. We contacted them on a Sunday and they were talking to us about our family and our needs on our living room couch the following day. Nice house. I thought you didn’t like range pricing?
I’m not crazy about the range pricing, and I hate it when it is mis-used. The best gap is 6% to 8%, yet there are plenty who go with a 20% split and think they are doing themselves a favor. But buyers start at the bottom, and it is usually impossible to bridge that big of a gap.
The other mis-use is not considering the bottom price. I called on one this week that had a 20% gap and asked if we could buy it at the bottom of the range, and the answer was a flat “NO”. Why bother then?
The range does provide one benefit – those who are looking up to $900,000 will see my listing ($899,000-$949,000). If it were just the single $949,000 list price, they wouldn’t. Most agents will look higher anyway, so I’m not sure the benefit is that great.
What school district? That is most important factor
