Their initial walk through the property resulted in a list of items to be repaired or updated. They supplied a list of vendors and job quotes to do the repairs and updates. I like it a lot! Nice upgrades…a lot of times in tract neighborhoods, you have to come in and do it yourself. I think people would appreciate the upgrades already done and they’re nice upgrades as well.
Backyard is brief, but I like the next door greenbelt! It reminds me a lot of my friend’s house in Village Park. They didn’t have much of a yard at all…but you walk right outside and there’s a huge lawn that nobody uses and someone else takes care of.

Looks like Jim used the Zillow estimate and rounded to the nearest $25k. At less than $300 a feet, it’s a decent price.
Jim, What would be the typical price point differential, if this house is on the other side of street (East entrance, better view and better privacy)?
With the lack of inventory and new listings, I’m glad you are able to bring a nice home into the market.
Where are the smarmy comments? That’s the briefest backyard I have seen in the Bay Collection. It’s the least upgraded house I have seen there. East facing cold dark yard? No privacy? No mention of the low income housing you are looking at across the park? It’s 100k overpriced and you know it. Of course you will delete this comment because that’s really the kind of guy you are.
I think this home will sell eventually. I do have to agree with the above comments however. It has been my observation that you will put down certain home features and even some areas but then when you have a listing that all changes. It seems a more balanced approach is needed.

This is the educational channel. The quality homes are featured on the private site for my clients.
I am trying to balance your point with the people who have said that they don’t think I am much of a listing agent because I am too critical. I try to show that I can use video to positively market a home. I can’t make everybody happy!! But I’ll agree that it’s probably a mixed message – I hope people would understand that I wouldn’t be bagging on my own clients. Do you expect me to dog my own listings? Or fluff up the other properties? I think I say positive things when warranted.
It is what it is. The bay collection homes have very minimal lots. That’s the nature of the beast, especially that close to the ocean. Looking at the aerial, the said property really does not look drastically smaller than the others in there. Decent lot size in that community is really more the exception than the rule. If that’s not your cup of tea, then aim eastward for bigger lots.
Last I checked his name is JIm the REALTOR and that is not a negative thing. After several hundred posts the fact that you can quickly discern a brief backyard should be evidence of a quality education. He also states in the opening comments that this was one of his newest listings. Should he be putting a safe harbor statement on all videos.
I think most people recognize that when Jim is representing the seller he’s going to emphasize the positive. When he’s representing the buyer he’ll point out the problems with a property. He works for his clients.
The safe harbor thing gave me a funny thought. Have they started putting prop 65 warnings on houses yet?

We left the Bay Collection (Chesapeake Bay – superior homes) in 2008 because as large as the homes are, it felt like we were living in attached townhomes with really trashy neighbors.
Every house in the community has the same granite countertops in the kitchen, same cabinet color and same appliances…the only thing that neighborhood has going for it (IMO) is the proximity to the 5 freeway.
While I agree with “Starbucks'” comments, I think they could have been more delicately stated.
Jim, my 2 cents – I thought your description of the side common area was bit much and came across as “typical realtor speak.” That said, I respect that this is your listing and it is your job to do everything you can to market it effectively and positively! Good luck!
