ZONE 21: Thermal belts in Southern California’s areas of occasional ocean influence 

The combination of weather influences described for Zone 20 applies to Zone 21 as well. Your garden can be in ocean air or a high fog one day and in a mass of interior air (perhaps a drying Santa Ana wind from the desert) the next day. Because temperatures rarely drop very far below 30°F (–1°C), this is fine citrus growing country. At the same time, Zone 21 is also the mildest zone that gets sufficient winter chilling for most forms of lilacs and certain other chill-loving plants. Extreme lows—the kind you see once every 10 or 20 years—in Zone 21 average 28 to 25°F (–2 to –4°C).All-time record lows in the zone were 27 to 17°F (–3 to –8°C).

    Is there that much lack of inventory in NCC that your trying to sell a home listed way out in Vista? It truly feels like 2005 again having to beg the listing agent to accept our offers…….

    This type of climate is actually much better than right off the coast where the summer can be quite lackluster, as well as the frquent visits from coastal eddy. Looking at data from weather wUnderground, the summer temps are in the low 80’s. you can count the days it peak above 90 with one hand.

    Most importantly, the price has dramatically come done from the asking back during the peak.

    Was this a custom build? Zillow shows a sub 300k purchase price in 2003, which was prob the price of the lot. Given the cost of building a custom home, this is a very good price.

    Thats a nice location and great home on a good lot with EZ access, 5 mins to 78 half way between O-side and Escondido. I spent 8 years in that vicinity. Was all good, but I had an older, larger custom home. This is the right combo at the right price and if you are not married to the coast or stigma of 92084, this is O-Hain living at 1/2 price.

    Yes, a custom build in 2005, and perfect climate if you like to see the sun. No June gloom here!

    I can get to this house in 20 minutes from Carlsbad Village Dr and I-5. It’s not as far out as you might think.

    My crtieria for taking listings:

    1. Realistic sellers.
    2. Nice houses that attract buyers.
    3. REOs and short sales.

    Vista is nothing, Spring Valley is a long ways to go:

    I’m sure there are some fire concerns (looks pretty close to the 2007 fires), but that comes with the peace and quiet. The eastern part of the covenant got hit pretty hard in 2007. I drove out there in December and it wasn’t pretty. Our good friends live in Bonsall and their neighbors’ house got incinerated, but theirs was spared.

    But you can always get insurance. And given that it’s built in 2005, I’m sure it’s up to modern zoning and that lot looks pretty lush (looks great!). So I’ll put the fire danger at moderate, just given the location.

    However, I don’t think that’ll stop people. I do wonder what they pay in fire insurance.

    I was in the same fire district/moderate risk zoning and paid 5k a year homeowners Ins on $1M replacement value of structure

    Daaaaang, that is a nice place for sure! I love the lot! If I were in the market, I’d take a shot but would probably be outbid (since it’s out of my range a bit).

    Great house with the one quirk being that you can’t get to the dining room without going in through the kitchen unless I missed a door?

    Anyway, it’s a beauty.

    You know the market is smokin’ when people comment on Vista! Look around North County and 750k buys you a beach close condo, a home that needs some work and not much space in or out and then you see something like this and it makes you pause and think for sure.
