Sales might slow down just because so many of the houses have issues:

    Jim,

I “heard” that smirk about the Dodge van! OTOH, they decay and fall apart for the first ten years and then all look alike but seem to run forever. Go figure.

Congrats on finding the ice cream truck.

Power lines that close are an instant deal breaker for me! I don’t care what the price is…

Powerlines make my teeth fillings tingle! Seriously. Imagine what it does to your body. One day a study will come out proving that these are bad for you or cause cancer. I almost don’t even care if the homes are FREE!

What’s worse, powerlines or a beat up ice cream truck permanently parked in front.

I wonder if anyone has ever brought in a bunch of beater cars and park them all around to scare away the competition.

Jim, have you ever met anyone who buys a home that backs to a power line? I am honestly curious…are there people out there for whom that doesn’t matter?

I have sold two houses that back to power lines, both times rep’d the sellers though.

It’s just like road noise, it doesn’t matter to some people.

    Check these:

The seller was a safety engineer who had books on power-line studies (all inconclusive). He and the family lived there for 12 years.

    My confidential remarks:

Owner committed suicide in property six months ago, and property backs to power lines and needed new kitchen and baths.

One way to look at the power line issue is that most of the top quality land in that area has already been built on. In fact most of the stuff built right at the peak of the bubble in La Costa Oaks/Greens/Ridge has fundamental problems such as Rancho Santa Fe road noise, visible power lines, and second choice school districts. Personally, I would take a chance on school district before buying near a power line or busy road. At least the schools can get better over time. I think some of the distressed houses in La Costa Greens represent good value at today’s pricing.

At some point in time you will be able to tap that power without a connection. Could be a selling point like granite and slainless steel appliances.

I have been into Amberly at La Costa Oaks and they have sold 17 homes at a price point that is hard to beat. I dont think that any of the other communities at La Costa Oaks have done that well. The home we were looking at is not on the powerlines but I think most of the homes that they have sold are.
