There haven’t been that many higher-end REOs around Carmel Valley – in the last four years there have only been 48 million-dollar houses foreclosed in 92130.  In the same time period, there have been 659 MLS sales over $1,000,000 in the CV:

    I swear you know more about what is happening in Derby Hill than the residents do. If you ever decide to switch careers, you’d be a great private detective.

    Ummm, a luxury home wherein getting from the kitchen/greatroom to the master (and vice versa) requires going to a staircase at the far end of the house? :scratches head:

    To what extent does the lack of “cool houses” contribute to lower sales volumes? When most of the houses all seem to be popped from the same mold, what causes prospective buyers to decide that any one of them is THE house that they want to live in enough to buy despite the current state of the market?

    If you think there won’t be another similar house listed for a lower price in a few months, sure. How many prospective buyers think that now?

    We’re waiting for the unique home, could be location/lot/semi-custom/newer/older/modifications/updates/view/not cookie-cutter/cookie-cutter with upgrades/landscape and any combination. You see, we are quite flexible-but still particular. Then wrap that into ‘we ain’t gonna pay too much’. The concept of ‘too much’ is a moving target based on the aforementioned and condition.

    I agree with tj; that is a very odd floor plan. Long and narrow with the staircase opposite both the master bedroom and the kitchen/greatroom. Most houses are more square than that with the staircase in the middle.
