Wow, it’s not every day Jim shows up in my neck of the woods – I am biased, of course, but the listing is a great one. And finally an open house advertised in advance that I can actually attend!
Thanks B – see you soon!
P.S. Hey B – your comment was the 66,000th in blog history!
I would bet that a James Bond fan, or a video game aficionado, will be the new owner of that house based on the street name!
66K. Congratulations. But remember that quality beats quantity.
What the hell? 8 hours and it’s not pending yet? Jim, your losing your touch ????

I know you’re kidding but the root of that comment is from seeing so many other agents do the quick-sell or sell off-market.
Not me.
My sellers get full exposure.
The only exception was the condo that hit the market during the first weekend of covid, and my seller was sincerely motivated to sell. We got a full-price cash offer with a deadline before the first open house began.
They had just cancelled the NBA season and Tom Hanks had covid, for Pete’s sake.
While I was interested in what the open houses might have brought, the seller decided not to chance it. He made the deal. I thought it was a smart move.
Not only do the sellers get full exposure with Jim, but buyers also get a chance to compete! When we were house hunting with Jim and Kayla back in 2017, nothing teed me off more than not given the chance to compete fairly for a house!
