The local Case-Shiller Index is back to the peak of May, 2022!

The next two readings will likely be +2.0% month-over-month.

The 20- City Composite posted a year-over-year increase of 7.3%, up from a 6.6% increase in the previous month. San Diego continued to report the highest year-over-year gain among the 20 cities with an 11.4% increase in February, followed by Chicago and Detroit , with an increase of 8.9%. Portland, though still holding the lowest rank after reporting two consecutive months of the smallest year-over-year growth, had a significant increase in annual gain of 2.2% in February.

    So depressing as a non homeowner. San Diego dream is dead.

    Why is San Diego still going up when net migration is decreasing? I will never be able to buy a home at this rate.

    Jump in as early as you can, I bought a studio condo in Kearney Mesa/Linda Vista border by Mesa College in 1984. It was not what I wanted or where I wanted to live, but I was in the game. In ’89 moved to Carlsbad to a condo as it was then the great white North where no one was wanting to live yet. Sold the studio for exactly what I paid, but it gave me the $ down for the next one. Hopped around north county ever since but if I hadn’t bought #1 to start the process I may have rented forever!

    Net migration. Always has been poorer people leave. Richer people come. Net migration dollars is positive. Always in San Diego. There will always be rich people somewhere and they want to live in best place in world.
