Was it a RAMPART chimney? My buddy had one and it cost $85,000 to remove and replace and that was 4 years ago. Big hassle.
That should be the max cost and me personally I’d take a credit and not do anything.
We have lived in our house for 20+ years and never had a fire in the fireplace.
