For new homes, it’s mostly just infill projects now in the prime areas so even the big boys are looking for smaller projects. It looks like Toll picked this up for $12 million last October, and they are going to build 4,765sf to 6,036sf houses that are the same or similar to what they built at Palomar in PHR.
Yesterday, they sent emails saying prices will start at $3,500,000 for the 25 houses, which means they should get into the $4-millions pretty quick. Here’s what their biggest model in PHR looked like just four years ago, which coincidentally is up for resale, priced at $5,995,000:

City of San Diego should stop all these mega mansions being built. So freaking ridiculous. They should only allow permits for 1500 ft.² to 2500 ft.² so people actually have a chance to afford it and also allow a free stories for gods sake.
I don’t think they have to stop, as long as they are doing something elsewhere.

They really should be working on the transformation of MCAS Miramar – it’s 23,116 acres of prime real estate!

SAN DIEGO — San Diego approved a plan Tuesday to transform Kearny Mesa from a mostly blighted commercial and industrial area into one of San Diego’s fastest growing residential neighborhoods. The proposal, which the City Council approved unanimously, would increase the population of Kearny Mesa from 10,400 to roughly 60,000 over the next 30 years by spiking the number of housing units from 4,300 to nearly 26,000.
While the major change for the neighborhood would be increased housing, the plan also would add 25,000 more jobs by encouraging mixed-use villages throughout the community.
That would enhance Kearny Mesa’s status as one of the city’s leading job centers, along with downtown, Mission Valley, Otay Mesa and the “Golden Triangle” area around University City.
The plan, called a community plan update, aims to address San Diego’s need for affordable housing while reducing greenhouse gases.
That’s great but my kids would like to buy a small house one day and not be in a stacked condo like a rat in a cage. Zoning laws should allow three story houses and discourage all these mega mansions in Carmel Valley and RSF. ITS ENOUGH!! Really – we just need three bedroom two bath 1500 square-foot starter homes in good areas.
The mayor is recommending this firm for the Midway redevelopment – that’s two big projects. At least they are trying to accommodate lower-income housing as efficiently as possible:
