Chris is one of the sharper minds in the business and has been on residential real estate for years. His opinion is much more valid than most.
Nota Bene. Christopher Thornberg while at UCLA was incredibly wrong about the bubble before he reinvented himself. He’s better now.

I think we all are. In 2012-2013 I thought it would keep going down – the history/trend pointed that way. Those commenting here were more convinced than I was.
Then they changed the rules.
If they missed the bubble call in 2005-2006, it’s because they were in their ivory tower, not on the street. Same thing now. I bet you Chris goes to open houses on the weekend.
