I continue to believe Q4 was the bottom of the real estate market.
We continue to see more foot traffic at open houses and multiple offers. With mortgage rates now at a 2 month low, I’m optimistic we’re going to see a healthy spring market.
Sources close to the DSG have notified us that San Diego Padres Superstar Juan Soto has purchased a house in a gated community in Coronado.
To us, it seems like something someone who wants to spend the rest of their lives in San Diego would do.

I bought a house summer of 22 for 375k. I became friends w/ the seller and stayed in touch.
After he sold, he built a house a couple miles away worth $1.2MM. I asked him how and he said he has like 5 LLCs that received PPP “loans” that were mostly forgiven lmao.
In this market I would tell the buyer to pound sand and fix it themselves
I would as seller counter offer 2% above previous asking price and suggest they try this with their next failed bid.
Sorry, but I have always benefited from full disclosure on both sides. Better information equals better prices. One disclosure is market conditions. Seller’s market.
