

We’ve already had 312 closings this month, yet the total number of pendings is the same as it was at the beginning of August – which means we’ll have another big month of closings in September!
Yet we haven’t had a surge of new listings – homeowners are happy where they are…..for now. Next year should be the most exciting real estate market in the history of the world! “Next year should be the most exciting real estate market in the history of the world!”
Why? Is that because forbearance will expire?
I think JTR is referring to the Feds decsion to keep rates low (buyers side) and the aging baby boomers will be downsizing or “getting out of Dodge” (seller side) So motivation levels will be increasing .
I am sure he will respond to you inquiry to share his views, so I am speculating , LOL

Exciting like it was in 2005-2006 or maybe even since the Big Kahuna of 2003.
For those who remember 2003, you may agree that it was the most-exciting year ever due to the 2-out-of-5-year tax-free money really hitting its stride (where many sellers were already on their second round) combined with Countrywide lowering their underwriting guidelines to fog-a-mirror levels. But the inventory was dropping, which caused panic and prices hit the gas.
But 2005-2006 was no slouch as sellers flooded the market just as Countrywide went full-tilt boogie with their goosed-up neg-am loans and 100% no-doc financing. On second thought, that was probably the most exciting stretch ever.
I should say it will be exciting for me. For buyers and most agents, they won’t know what to do and they might freeze up instead.
