Sacramento and VenCo markets are seeing bottom tier increases in listings and sales but high end listings are increasing without increasing sales. There is an upper tier listing in 95695 west of Sac-o-tomatoes that I thought would get multiple bids showing price reductions.
My 93010 is exploding in listings, much more than MLS indicates, and they are not attracting bids. They get lots of traffic but almost all just below qualifying. Take this for what it is worth.
Let’s summarize the NSDCC inventory by tier.
Under $1M: 31 actives 60 pendings
$1.0M to $1.5M: 80 actives, 100 pendings
Having more pendings than actives is an exuberant market!
$1.5M to $2.0M: 111 actives, 72 pendings
$2.0M to $3.0M: 166 actives, 43 pendings
Over $3M: 265 actives, 36 pendings
Still healthy between $1.5M and $3.0M, but above that and you’re in no-man’s land.
For the Above-$3M listings, the average days-on-market is 118 days, but eliminate the relists and it’s probably over 6 months. There are homes that have been on the open market for years.
