Which oceanfront property do you like better? I’m not paying that kind of money to be on the sand in Del Mar, and wake up with a hobo sleeping on my deck (true story I heard from a beachfront owner who got in a fight there with hobo)

As someone who has remodeled and flipped several oceanfront homes in SD over the years, I take it personally when realtors say “no expense spared”. I’ve used tile that is $200/sf and see Porcelanossa described in “no expense spared” listings. Or gaggeneau appliances, grohe fixtures, etc. it does a deservice to the profession.
And yes, I’d take several of the homes in the sand in Del Mar over that LJ home (with associated traffic, crowds, etc) any day. It’s why the income chart you just posted has DM way out in front. Those who know pick DM. Out of towners and those who don’t pick LJ.
And I’m on that beach almost daily. While I don’t dispute the homeless situation you describe, I have personally never seen that -day or night. And in comparison to any other beach in SD, there is no comparison.
