One of my favorite rules-of-thumb is too list your home for sale when there are good comps around. This is a couple of doors away:

This house is charming, but that comp is over twice the size and “only” $1MM more. Is that the going rate for homes in this area? The Zestimates are all around half that. (Yes, I saw your other post just now!)
Charm + character + quaint + one-story + one-third acre + no HOA is worth something!
It is a very hard neighborhood to comp. I’d only take houses from this street/Donna Drive and further up the hill (east to Skyline, etc.)
