
There were a truckload of listings that expired on October 31st, so even though we had 84 new listings this week, they were mostly relists. The net total inventory was actually eleven fewer listings from last week.
But we have had an explosion of inventory under $800,000! We’ve gone from 17 to 21 in the last two weeks, a 24% increase!
Here’s a preliminary look at the NSDCC October Sales:
2016: 274, $1,100,000 median sales price
2017: 253, $1,194,500 median sales price
We should get close to last year’s October count by the time the late-reporters chime in. The NSDCC sales count for September ended up pretty close to the 2016 count, 256 this year vs. 264 last year.

Inflation is here, just look at gas tax ..everything is gonna go up, cost of delivery passed on to consumer, I think the prediction of interest rates going to 4.5 in 2018 by NAR is low, look for almost 5%, especially after stock market correction. with 21 under 800K properties great time to get in the best area at the lowest priced fixed at 4% for the next 30 years, 3 to 4 years from now, everybody is gonna be saying..I should of…I wish I did..lock in the rate.
If I had to predict the tax reform interest deduction, it is going be be grandfathered in beginning 1/1/2018 or 7/1/2018….just like my prediction on all mortgages being grandfathered in…and not for consumer benefit….they don’t give a heck about us…this was done to protect the BANKS and the existing loans…it business
Which means if you are on the fence, go for it now, looking at 800K-1.4 it seems a reduction of inventory and another price break thru over $500 a sq ft, but at $453 a foot at 800K that is very safe in my opinion adding the cost of land/building materials given the inflation that is gonna hit building supplies and skilled labor.
